FAQ

In a transfer situation, time is of the essence. In addition, there must be a coordination point between the house to be sold and the purchase of a new home. That's where I can help you.
First, while your employer may eventually purchase your house through their relocation plan benefits, it is always to your advantage that the house be sold prior to your move. We are equipped to handle the sale of your property through our relocation department.

For these reasons, we can also act as a liaison for the purchase of your new home. We can help you find a real estate firm in the city you're moving to, communicate with them and ensure that they will provide you with all information you need. Finally, we help coordinate closings to facilitate your task.

Over the years, I have acquired a reputation for high standards, diligence, quality of services and the ability to get things done for my clients. What this means for me is that the Client comes first. Most of my customers are former satisfied clients coming back to me and referring their family, friends and acquaintances. I take care of all details with every sales transaction to assure a successful closing for both buyers and sellers.
In essence, I remain focused to make sure my customers' expectations are always met and hopefully exceeded.

 Value! Period.
Notice that if I bolded the above response, it is because I believe it should be of utmost importance to you.
How value is determined however is the key to choosing the right professional. Our product to sellers is simply a service. That service is made up of many elements, which are explained at length in my "List With Us" page of this website.
Briefly, an innovative marketing plan which consists of promoting your property effectively to different market segments, assistance with establishing market value, proper merchandising, handling of contractual agreements, details and negotiations, and finally providing you with a warranty of services are all elements necessary to justify value.
If all that is offered to you is MLS, a sign and some newspaper advertising, you may be paying too much!

My goal is always to help you find the right home. To achieve this, I offer a free consultation in which we discuss your needs, preferences, likes and dislikes, and establish the budget you set for yourself. Then, I inform you on the buying process and local property taxes, discuss closing costs and finally disclose to you all I know about the properties shown to you. My objective is to ease the process of buying a home and ensure that your requirements are met.

Before I consider someone a prospect, I conduct a serious interview to determine who they are, where they live, obtain photo identification and further establish their needs and wants. Finally, I determine whether or not they can afford your home.
Only after prospects have been carefully qualified do I take them to see a seller's home.

Market value is established by both buyers and sellers in a specific market area. In other words, it is not Realtors or even appraisers who decide what a home is worth. All we do is gather the data for you. This data helps us determine the value at which buyers and sellers are prepared to buy or sell a typical home in a neighborhood. This information is a service I provide to both buyers and sellers.

I hope only once! While this may surprise you, it is not the number of times that a property is shown that counts. Rather, it is how many times it is shown to the right prospects.
Whenever a buyer prospect contacts me, I first establish if they are serious, determine what their needs and preferences are, and finally verify how much they can afford or are prepared to commit financially. Only when I have established that the prospect is serious and desires a home like yours do I take them to see your house.
If I would take person after person to your home, week after week, and not find the right buyer, I would not be doing you a favor. Only the right prospects will buy your home.
