Jacksonville's Historic Districts

Jacksonville's many historic neighborhoods bring a variety of interesting historical homes and landmarks. These neighborhoods feature a number of homes listed in the National Trust Of Historic Preservation.

Over the last few years, many individuals and investors have been buying old homes within those historic districts. A large number have been restored and are now being occupied by individuals, couples and families. Some located on busy streets were converted to professional offices housing attorneys, doctors, dentists, real estate offices and architects.

The above-featured homes are located within the Avondale Historic District. This district can best be defined as follows:

The Avondale district contains a high quality concentration of residential design and construction dating from 1909 to 1936. It has remained primarily a single family residential neighborhood since its initial development. Landscape and streetscape design and green spaces contribute to the distinctive sense of place which the district conveys.

Almost all historic buildings in Avondale are detached, one-story, single-family residences embodying a variety of early twentieth century architectural styles.

As for the Riverside district, adjacent to Avondale, it is a large, mainly residential neighborhood whose architecture spans a period from approximately 1871 to 1935. Designed landscapes and green spaces are important features of Riverside.

Riverside Historic District is also dominated by the Bungalow architectural style. Almost 60% of the buildings in the district display details and influences characteristic of that style. Although the bungalow is the most common architectural style in Riverside, other styles contribute to the character of the disctrict. Prairie School and Colonial Revival style buildings are present in significant concentration. Other architectural styles represented in Riverside include Georgian Revival, which became popular in the 1920s, Tudor Revival style, and a few isolated examples of Queen Anne architecture and to a lesser extent Mediterranean influenced architecture.

As an investment, historic homes can turn an interesting profit to its buyers. Many such homes can be found in the Riverside, Springfield, Ortega, St-Nicholas, Mandarin, Mayport, San Jose, San Marco and Avondale districts.
